Time and time again, our process results in a thoughtful, one of a kind home design that reflects the homeowners style and meets their needs all while keeping budget in the balance.<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-0\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-0\">INTAKE QUESTIONNAIRE<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-0\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-0\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Homeowner and\/or builder provide information on city building code\/ordinances,\u00a0 supply a lot surveys and other foundational input. <a href=\"https:\/\/timelesshomes.com\/?page_id=79\">Contact us<\/a> to request a questionnaire. <\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-1\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-1\">DISCOVERY MEETING<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-1\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-1\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Examine homeowner&#8217;s design preferences and sensibilities, lifestyle and family. Collected interior and exterior visual aids are extremely useful and appreciated at this time. Homeowners basic practical criteria like desired rooms and spaces are also an important part of this meeting and will be used to derive a realistic square foot projection. This square foot projection alongside finish level should be considered in conjunction with the budget at this time.\u00a0<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-2\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-2\">DISCOVERY AGREEMENT<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-2\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-2\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Summary of the Discovery Meeting will be provided in writing to serve as simple documentation of the agreed to parameters and scope of the design. Feasibility of desired design outcome will be commented on in light of city and lot info provided in the intake questionnaire. If a builder is involved at this time, a per square foot ballpark cost will be provided in this agreement. When all parties are satisfied with this agreement, the design phase will commence!\u00a0<\/p>\n<p>&nbsp;<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-3\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-3\">INTERNAL DESIGN PHASE<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-3\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-3\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Initial conceptual designs are developed. A preliminary main and upper floor plan evolve in tandem with the basic architecture of the exterior.<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-4\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-4\">PRELIMINARY DESIGN PHASE<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-4\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-4\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Homeowners are presented renditions of the main and upper floor plans. High level feedback taken and floorplans are further refined. Second rendition of plans shared with homeowners followed by further refinement. Exterior is further developed internally as floor plans come into focus. Front and rear elevations are shared with homeowners. (3D)<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-5\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-5\">INTERMEDIATE DESIGN PHASE<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-5\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-5\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Homeowners pause with plans for a period of time. Gather and consider any and all potential edits and tweaks.\u00a0<\/p>\n<p>&nbsp;<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-6\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-6\">FINAL DESIGN PHASE<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-6\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-6\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>Final tweaks are incorporated, final tightening of square footage is attempted, windows are specified, framing dimensions are shown. If applicable, any and all high level construction materials specified by the builder on the intake questionnaire are called out or labeled<\/p>\n\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--label-7\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-7\">DELIVERY OF COMPREHENSIVE SCHEMATIC<\/a>\n\t\t\t\t\t\t\t\t\t\t\t<a href=\"#\" id=\"fl-accordion--icon-7\" tabindex=\"0\" aria-controls=\"fl-accordion--panel-7\"><i>Expand<\/i><\/a>\n\t\t\t\t\t<p>This will include fully developed floor plans for all levels and 4 exterior elevations. Windows will be specced as Marvin Ultimate or Elevate to provide dimension and scale assistance for future ordering, regardless of eventual window manufacturer. Plans will be provided in PDF files as well as CAD so structural design, finishes or other specifications can easily be added.
